Congratulations on finding your perfect home! Now to gather some documents to enable you to purchase that home.

There are many documents that will be needed to process your loan. These may include Assets (like checking or savings accounts), Identification, Pay Stubs, Tax Documents, Credit documentation (including bankruptcy, foreclosure, divorce decrees/settlements) etc. Since each loan is different, there will be different documentation required for each loan.

In general, the documentation you will need to provide includes:

Income & Assets

  • Pay stubs (typically covering the last 30 days)
  • Copy (Front and back) of your earnest money check
  • Bank Statements (last two statements - covering 2 months) - and showing the earnest money withdrawing from your account
    • If you have made any large deposits to your accounts you will need:
      • Copy of the check deposited
      • Copy of deposit receipt
    • If you are receiving a gift from a family member, you will need:
      • Gift Letter (ask your loan processor or loan officer)
      • copy of family member's bank statement
  • Mutual Fund and/or investment account
  • Signed Tax Returns (Last 2 years)
  • W2s (Last 2 years)

If you own more than 25% of a business:

  • Corporate or partnership tax returns

If you are self-employed:

  • Tax returns for the past 3 years (with schedules)
  • Year-to-date Profit & Loss (P&L) statement prepared by an accountant

If you own rental property:

  • Tax returns for the last 2 years and current rental agreements

If you are retired:

  • Pension award letter

If you receive Social Security Benefits

  • Social Security Award Letter

If you are counting child support as income:

  • Copy of divorce settlement
  • Copy of 12 months cancelled child support checks

Debts

Explanation of credit report anomalies, including:

  • late payments, credit inquiries in the last 90 days, charge-offs, collections, judgements and/or liens.
  • bankruptcy/foreclosure papers filed within the last seven years

Property Information

  • if you are selling your current home, copy of listing contract
  • if you have sold your current home, copy of settlement statement

VA Loans

  • Copy of DD214

Miscellaneous

  • Color copy of two forms of id
    • drivers license
    • social security card
    • passport
    • greencard
